    • 摘要: 针对停车场收益率低、回收期长的问题,对停车场进行了成本效益分析.从停车场收费价格、利用率、配建商业面积及土地的角度,分别对停车场的动态回收期及内部收益率进行弹性分析和敏感性分析.弹性分析显示,对于内部收益率和回收期,土地价格的弹性最高,配建指标的弹性最低.敏感性分析显示,与地面停车场相比,地下停车场和简易机械式停车场内部收益率更高,回收期更短.

       

      Abstract: A cost-benefit analysis of the parking lot was carried out for the low rate of return and the long payback period on the parking lot. Therefore, flexibility analysis and sensitivity analysis of the dynamic payback period and the internal rate of return were conducted from the charging price, utilization rate, proportion of commercial area and the land cost, respectively. Elasticity analysis shows that for the internal rate of return and payback period, the elasticity of the land cost is the highest, and the elasticity of commercial proportion is the lowest. On the other hand, sensitivity analysis shows that underground parking lots and simple-mechanical parking have a higher internal rate of return and a shorter payback period, compared with the ground parking.
