Abstract:
A cost-benefit analysis of the parking lot was carried out for the low rate of return and the long payback period on the parking lot. Therefore, flexibility analysis and sensitivity analysis of the dynamic payback period and the internal rate of return were conducted from the charging price, utilization rate, proportion of commercial area and the land cost, respectively. Elasticity analysis shows that for the internal rate of return and payback period, the elasticity of the land cost is the highest, and the elasticity of commercial proportion is the lowest. On the other hand, sensitivity analysis shows that underground parking lots and simple-mechanical parking have a higher internal rate of return and a shorter payback period, compared with the ground parking.
