Abstract:
In recent years, China's urban property management disputes show explosive growth. In order to effectively break the plight of property management, we need to analyze the causes of contradictions. Based on the field investigation and mechanism analysis method; it is found that there are five contradictions in the process of property management of urban residential area in China. The combined effects of conflict cause the plight of cities ordinary residential district's property management. From a legal relationship, China's property management has the three-dimensional properties of private, collective and public nature. The generating mechanism of property management contradiction resulted from no public morality individual, owner autonomous power shortage and the absence of government. To break these contradictions needs to build the tripartite cooperation condominium property management mechanism, which is the joint participation by the government, market, social under the guidance of government.
